Mobile Home Park Rules and Permits in Aiken, SC
This is a plain guide, not legal advice. Rules change, so check the official sources below or ask the provider before work starts.
Check with your park first
If you rent a lot in a mobile home park, the park usually has its own rules about outside work. Before a repair starts, check:
- Whether the park needs notice or approval before contractors come in
- Rules for skirting, steps, decks, sheds and exterior colors or materials
- Working hours and where trucks can park
- Who is responsible for the lot, trees and utilities up to the home
Get any approval in writing and keep a copy.
What the county says
- Aiken County Planning & Development issues building permits for new construction and renovations in the county, excluding the city limits of Aiken and North Augusta. If your home is inside those cities, check with the city.
- The county also handles manufactured home registration, moving permits and manufactured home development permits. A development permit is used to verify zoning and start the septic approval process when a home is placed on a property.
- In South Carolina, manufactured home installers and repairers are licensed through the Manufactured Housing Board at SC LLR. Ask for the license number and look it up before you hire.
